Planning for the new house

We have land in Standish under contract, have decided on the house plan, and those plans are being drawn up at Hammond Lumber.   They've already given us an estimate of about $42,000 for framing, roofing, and doors/windows, which is close to what we had previously calculated.  Our biggest, most difficult decision to this point has been what type of a heating system to use.  We'll have a woodstove for primary heat, but we need a back-up and something for hot water.   So many options, so much to think about, and John and I just can't come to an agreement.  He wants a cold-fired boiler for both heat and hot water.  At an installation cost of around $10,000, and with oil prices so inconsistent, AND considering this is just a BACKUP heat source, I want something less costly.  There are only two of us, and our hot water usage is low - I'm thinking electric point-of-use at the three locations we'll use hot water; and either a ductless heat pump or kerosene monitor heater for the back-up heat source.  Still researching, still arguing...

Selling the house

Our house has now been on the market for 66 days, we've had two open houses, at least 30 showings (15 just in the last two weeks) and we've finally received an offer.  Now the negotiations and inspections begin...
